Flooring and Tile Calculator
Estimate cartons, pieces, underlayment, transitions, mortar, and grout for multiple rooms and shapes.
How to use the flooring & tile calculator
- Measure the actual project. Break irregular work into separate sections and record finished dimensions consistently.
- Enter the core measurements. The quick view focuses on project geometry; add or subtract sections where the calculator supports multiple areas.
- Review purchasing assumptions. Open Advanced inputs to replace example prices, waste, coverage, density, pack size, minimum order, or delivery assumptions with current project information.
- Calculate and verify. Review the formula, limitations, whole-unit rounding, product instructions, and supplier requirements before purchasing.
Key inputs covered: Material type, Layout pattern, Tile / plank length, Tile / plank width, Gap (+) or overlap (-), Coverage per carton, Base waste, Carton example price, Include underlayment, Underlayment example price, and additional project-specific assumptions.
Result coverage: The flooring & tile calculator reports 6 separate quantities so the primary estimate and its supporting purchase or planning values can be checked together.
Estimate flooring for multiple rooms
Add each room and deduction, then apply product coverage, pattern waste, underlayment, trim, and editable material prices to a transparent flooring order.
Floor area and box coverage
Net room area receives the selected allowance before dividing by the manufacturer's coverage per box. Whole boxes always round up.
Pattern and installation waste
Straight layouts often need less allowance than diagonal, herringbone, or heavily cut rooms. Follow the product and installer recommendation for the actual plan.
Flooring waste-planning scenarios
Layout, piece dimensions, room geometry, matching, cuts, defects, and installer practice determine the allowance. Use these only as prompts for confirming the actual order.
| Layout condition | Allowance to investigate |
|---|---|
| Straight layout in a simple room | 5% starting screen |
| Several rooms, closets, or cuts | 10% starting screen |
| Diagonal, patterned, or selective boards | 15% or product-specific |
Planning note: The percentages are editable planning screens, not universal recommendations. Follow the selected product and installer instructions; consult NWFA installation guidance where applicable.
How the estimate works
Net added area minus exclusions is increased by base and pattern waste, then divided by carton and piece coverage.
Add every room separately and subtract permanent excluded areas.
Assumptions, rounding, and limitations
Dimensions are treated as finished measurements. Only deductions and allowances entered above are included. Decimal measurements display to two places; purchase quantities round up when a whole container or piece is required.
- Verify actual carton coverage and dye lot before ordering.
- Mortar and grout coverage depend on tile size, trowel, joint width, and substrate.
- Complex layouts need a detailed cut plan.

Editorial process
BuildPlanCalc publishes the formula, editable assumptions, limitations, and supporting references so the estimate can be checked rather than treated as a black box. See the calculation and review methodology, or report a correction.
Frequently asked questions
Are the results exact?
No. Results are planning estimates based on the dimensions and assumptions entered. Confirm product coverage, site conditions, and ordering rules with the supplier.
How much extra flooring should I order?
It depends on layout, room shape, defects, matching, and future repairs. Enter the allowance recommended for your product and installation pattern.
